Our pricing is simple and straight forward. A home inspection and the basic fee covers the inspection of the primary residence as well as one garage. If there is a separate detached garage, guest home, out building, they are at an additional fee.

COMMERCIAL INSPECTIONS

.13 per square foot, $400 minimum

MULTI FAMILY

Duplex - $225 per unit up to 1200 sq. ft. per unit

Four plex - $200 per unit up to 1200 sq. ft. per unit

The inspection fee includes one garage, attached or detached and up to three spaces. The detached garage fee is for a secondary garage if one is present.

Because buildings are complicated structures of engineering, and one system can and usually does feed off of or supports another in some way, we do not do partial inspections of any  kind except when we re-inspect a repair at the clients request.

Prices are subject to change without notice but you will never be charged more than what is posted on this website and once quoted a price, that price will not change unless you add inspection items or the site has been misrepresented to us at the time of booking. 


HOMEOWNERS ANNUAL HOME FITNESS INSPECTION

Don't know a lot about homes or what makes them work? We offer annual fitness inspections that will inform you of the condition of major components of your home before they break. Did you know most repairs in and of themselves are in-expensive BUT the cost escalate from secondary damage as a result of a malfunction or total failure of a item? True!


CAN A HOME INSPECTION BEFORE I LIST OR DURING MY LISTING SAVE ME MONEY? YES!

First, if you identify problems before you go into your inspection period, it let's you fix what you choose to yourself on your time schedule or allows you to get competitive bids from contractors in your area saving you money!

Secondly, with a professional home inspection from a licensed Home Inspector, it reduces your liability by discovering potential hidden defects that you are not aware of but could be held liable for after you close the escrow! 

Third, when a buyers agent see's a list of items needing repair they frequently demand repairs and or compensation in the form of a price reduction or money back at close of escrow sometimes many times the cost of the repair.

Lastly, having a home inspection done allows you to deliver a superior product. You can have your agent advertise pre inspected and repaired home in the listing. If a buyer can't make a decision between several homes, often times the fact that your home pre inspected, pre repaired will tip the decision to your home as delivering a higher quality product!

Can we guarantee that there will still not be issues found during the Buyers Inspection? No, homes are complex engineering designs and conditions change almost daily but it will reduce the volume of said deficiencies and enhance the saleability of your property.

 

REPORTS

Our reports are detaliled and where a lot of inspection reports are 20 to 25 pages by our competition, our reports average over 40 pages. Not only do we tell you what is wrong with a home, we tell you what is right about it as well as information about critical systems, how they work, and when and how to service them. In addition, out reports are loaded with quality pictures.

We use the Home Inspector Pro (tm) Software that has been highly customized for us. The State of Arizona has 86 specific items and areas that it requires to be in every report. At DPHI we have our report software designed so that every one of those items are numbered to insure that you get a compliant report.
